Abode Property Management takes the stress off your shoulders and gives you the peace of mind of knowing your property is all taken care of. We have expert knowledge of the market and can give you accurate, up-to-date information about the local area.
We provide efficient property management services by taking the time to get to know you and understand your lifestyle. This means we can tailor our services to best suit your requirements.
Landlords
We do the hard work for you by caring for your property as if it were our own. When we manage your property, we treat you as a person and not as another number on a client list.
Our comprehensive property management services cover everything from tenant sourcing, rates and utilities payment, repairs and maintenance, and much more.
1. Sourcing and managing tenants
We have a very rigorous process for finding the right tenants; we don’t just hand your home keys to anyone! We personally take every prospective tenant through your home, so that we can get to know them and present your home’s features and benefits. We then establish a shortlist of possible tenants, and carry out reference checks and credit checks if required.
Once we’ve found a suitable tenant, we prepare and manage the signing of the tenancy agreement, and the collection and positing of the bond. Prior to the tenant moving in we will also do a walk-through with them to complete a pre-tenancy inspection.
2. Rent management
We understand that managing the collection of rent is a crucial job. That’s why we monitor your incoming rent on a daily basis to avoid arrears. You will always receive your rent payments on time and directly into your account.
We also regularly check your rent against the current Auckland market to make sure you are getting the best value. Rent increases are issued accordingly.
3. Property maintenance
We manage all repairs and maintenance of your property, saving you from those calls at odd hours about a broken toilet or a leaking tap.
We use competitive local contractors for maintenance and repair work, keeping costs to a minimum. We also recognise that managing the day-to-day maintenance of your property is all part of our role, and therefore we offer 0% fees for any maintenance bill under $500.
Tenants
We want to provide our tenants with a home where they feel comfortable and safe. All the properties we provide are clean, secure, and well maintained. We believe in building a close relationship with our tenants so that any concerns, no matter how big or small, can be resolved quickly and without fuss.
We guarantee our tenants that we will:
- Keep all their personal information secure
- Respect their privacy
- Communicate maintenance requests to the owners ASAP
- Notify them in writing in advance of all inspections, as we respect their right to the quiet enjoyment of your property
- Complete bond inspections and refunds ASAP when the tenancy ends.
